As with many of the jobs that Bigham Taylor gets asked to work on, the reroof job at the Sunrise Senior Living facility in Fair Oaks was done over some very important people below.
The facility, which boasts long term, assisted living and Alzheimer’s & Memory Care levels of service, is part of the Sunrise Senior Living Company that has communities in the United States, Canada and the United Kingdom.
The first challenge faced by the BT team was tearing off the existing built-up cap sheet roof without interrupting any of the air conditioning or electrical services necessary to keep the tenants comfortable. So, BT hoisted and secured air conditioning units, vents, electrical junction boxes and panels, as well as gas lines, and made sure all were functional during the work. All of the debris was removed via double ramps.
During the tear off, the team found a problem that needed to be addressed. “All the T1-11 on this roof was exposed and not coated properly, so we had to rip all of it off the parapet walls and put a marine grade plywood on,” explains BT Superintendent Rod Freitas.
While parapet walls that are not above living spaces do not have to be Title 24 compliant, because these parapet walls are directly above senior apartments the walls were coated.
On the roof deck, BT installed a consultant specified Carlisle roof system over CertainTeed FlintBoard ISO Roofing Insulation and Georgia-Pacific DensDeck Roof Board.
Because it’s a deep equipment well style roof, the system was tapered to direct water towards a system of drains. “Otherwise it would have been a swimming pool up there,”Freitas says with a laugh.
The final touch was painting all of the doors, gas lines and electrical boxes yellow for easy identification.
