Endologix, a California-based global medical device company, develops minimally invasive therapies for vascular diseases. It’s commercial products treat conditions such as abdominal aortic aneurysms and peripheral artery disease. The company has two Class A medical manufacturing facilities: one in Irvine and one in Santa Rosa at 3910 Brickway Boulevard.
For over 15 years, BT Roof has maintained the 95,000-square-foot roof of the Brickway building. The team conducts regular inspections and repairs to ensure the roof’s functionality and appearance, addressing issues with the membrane, flashings (around vents, skylights, and HVAC units), and rooftop site screens.
When it became clear that the roof needed replacement due to increasing annual repairs, JLL Property Management awarded the project to Bigham Taylor, recognizing the company’s track record of reliable maintenance and strong customer service.
The Brickway project presented a unique challenge due to the nature of operations within the building. With several cleanroom labs throughout the facility where sensitive components are assembled, tested, sterilized, and packaged, the BT team had to plan and execute their roofing work diligently.
“The building’s cleanrooms are basically self-contained, ‘buildings within a building,’ that require strict contamination control and protection from dust, particles, and static,” says BT Senior Project Manager Paul Hemsath, adding that Endologix employees change into scrubs and put on hairnets and shoe covers before entering the labs. “We took extra care and steps to prevent dust and other debris from entering the building’s critical spaces.”
Equally important was selecting the right approach for the Brickway project. The BT crew installed a commercial roof overlay over the existing 15-year-old roof, avoiding the mess, noise, and vibration of a full tear-off.
The crew applied National Coatings AcryShield acrylic water-based coating to prep and seal the original surface as specified by the roofing consultant (Independent Roofing Consultants), followed by a ½-inch high-density cover board for added durability. Then, the crew installed a 60-mil. Carlisle thermoplastic polyolefin (TPO) membrane, which was chosen for its resistance to moisture, UV rays, and temperature extremes.
BT also replaced all 23 skylights, taking special precautions to stop debris from entering the building. This was especially important for the 12 skylights located directly over the critical cleanroom lab space. In a facility with sensitive medical manufacturing operations, keeping water, dust, and debris out was crucial.
In addition to the other issues, BT needed to work around a difficult building equipment screen. Liquid flashing was installed around existing equipment screen supports where needed to ensure a long-term watertight installation was able to be completed at these critical locations.
Thanks to solid planning at the outset, the Brickway project went smoothly from start to finish. “BT has a long history with this building, and we have a lot of experience with these types of projects,” says Paul. “Our plan was to avoid any disruptions to the tenants and make sure the roof does what it is supposed to do: provide the protection that is essential to the tenant’s work.”
