Balancing Performance and Budget

The property at 6654 Koll Center Parkway is a multi-tenant complex owned by a non-profit organization and home to several restaurant tenants. With an aging roof system and responsible long-term asset management, the ownership group needed a solution that would extend the life of the roof without the cost of a full replacement.

BT Roof was brought in to evaluate options and recommend a system that balanced performance, longevity, and cost.

A Practical, Proven Solution

To align with the owner’s long-term financial planning, BT Roof recommended Western Colloid’s acrylic coating assembly, a fluid-applied resurfacing system, as an alternative to more expensive TPO or PVC replacements.

“This type of system is a great option when budgets are tight, but the roof is still a viable candidate for restoration,” says BT Roof Project Manager Ed Newman. “It allows us to extend the life of the roof without the cost and disruption of a full tear-off.”

The system was installed as a seamless, monolithic membrane using Western Colloid’s multi-layer acrylic coating with polyester reinforcement. The assembly consisted of a three-gallon base layer with embedded fabric, followed by two additional coats to achieve the specified thickness and performance.

Working Within Constraints

Because the system is water-based, installation had to be carefully scheduled within a narrow weather window, typically between April and October, to ensure proper curing and performance.

Budget considerations also required a targeted approach to the scope of work. Rather than coating the entire sloped shingle wall areas, BT Roof focused on the most vulnerable sections.

“To stay within budget, we coated only the bottom two feet of the sloped walls where water exposure is the highest,” explains Ed. “That’s where the system delivers the most value.”

To ensure long-term performance and maintain manufacturer warranty compliance, BT Roof installed new counter flashing to separate the new membrane from the existing shingles. This detail clearly defined the transition point and ensured the warranty applied only to the newly treated areas.

Addressing Tenant-Specific Challenges

With multiple restaurant tenants in operation, the roof had accumulated significant grease buildup, a common issue that can accelerate membrane deterioration if left untreated.

BT Roof cleaned affected areas and installed a protective membrane around grease traps to help prevent future damage.

“Grease can be incredibly destructive to roofing systems,” says Ed. “Taking the extra step to protect those areas helps extend the life of the roof.”
