A High-Stakes Environment

Point Eden Way in Hayward is home to a Class A life science facility managed by Healthpeak Properties and occupied by Otsuka, a global biotech company. Inside, highly controlled clean room environments support sensitive research and manufacturing processes, where even minor disruptions can have major consequences.

When it came time to address the aging roof system, Healthpeak needed a partner who could execute the work without compromising the integrity of the tenant’s operations.

BT Roof was selected to complete a roof overlay project that would extend the life of the existing system while maintaining strict environmental controls inside the facility.

Minimizing Risk Above All

“The biggest challenge on this project was the tenant sensitivity,” says BT Roof Project Manager Ed Newman. “Any dust or vibration could jeopardize months of work inside the building.”

Unlike a traditional tear-off, which can introduce debris and particulates into the structure, this project required a solution that would eliminate the risk of contamination. BT Roof recommended an adhered 115-mil Carlisle fleece-back PVC overlay system, avoiding mechanical fasteners that could penetrate the deck and create dust intrusion.

“The adhered system allowed us to keep everything contained,” Ed explains. “It significantly reduced the risk compared to a conventional installation.”

Careful Coordination, Constant Communication

Beyond system selection, execution required an exceptional level of coordination. Work had to be carefully planned around sensitive HVAC systems that serve the clean rooms below.

“Every step was coordinated in real time,” says Ed. “In some cases, we needed hourly approvals to make sure our work didn’t interfere with critical equipment.”

This level of communication ensured that roofing activities never conflicted with the building’s operations, maintaining a stable environment for the tenant throughout the project.

Upgrading Critical Components

In addition to the overlay, BT Roof replaced three deteriorated wood roof screens with new, structurally engineered metal assemblies. These upgrades improved both durability and long-term performance while aligning with the facility’s high standards.

A Successful Outcome

Through detailed planning, the right system selection, and close coordination with all stakeholders, Bigham Taylor completed the project without disrupting the tenant’s operations.

The result is a renewed roofing system designed for performance in one of the most sensitive environments, while reinforcing BT Roof’s ongoing relationship with Healthpeak Properties.
