The building on Mowry Avenue in Fremont sits in an industrial center that’s home to dozens of fabrication, technology, and laboratory companies. As with most of Bigham Taylor Roofing’s projects, our crews needed to pay careful attention to tenant operations and requests.
BT got the call from a local roofing consultant because the building’s roof reached the end of its useful service life, and it was time to install an overlay to provide the tenant with a leak-free system.
Step One: Communicating and Planning
Any occupied building, especially one housing sensitive equipment and fabrication teams, requires careful planning and consistent communication between tenant, property manager, and BT crew.
“We meet with the tenant to review their operations and let them know our means and methods to understand how our work may impact their work,” explains BT General Manager Steve Galli. “Then we adjust our processes and schedules to accommodate the tenant. We set our plan for work areas and hours, and have that approved by the tenant and property manager.”
After work begins, BT project managers and superintendents stay in weekly communication to ensure everyone is on the same page and the roofing work doesn’t conflict with the tenant’s work.
The Right Crew
Ensuring project management is one thing, making sure the system installation was done professionally is another.
“Our crews needed to adhere to the specifications detailed by the manufacturer and roof consultant,” Galli says. “There were numerous penetrations that had to be roofed in properly to ensure a leak-free roof.”
The loading docks at the job site also offered a bit of a challenge, as did the high walls on the front of the building that required the use of rolling scaffolding to install the new roof membrane safely and to detailed specifications.
A 1/2″ HD ISO and 60 mil TPO system were specified by the roof consultant for its durability, cost-effectiveness, and energy efficiency. Both were mechanically attached to the deck.
