The Pleasanton Corporate Commons campus features four five-story office buildings located in California’s Tri-Valley area. The buildings opened for tenants in 2001 and currently house some of the area’s leading biotech and technology companies. 

Capital Partners and Newmark, the location’s property management company, call on BT Roof for regular maintenance, troubleshooting, and, in the case of the building at 6230 Stoneridge Mall Road, reroofing.

The Call

The roof on the 6230 building was from the original construction, and it was beginning to show its age.

 “There was a lot of wear and tear,” reports BT’s Senior Project Manager Jesse Reed. “The tenants reported a couple of leaks, and we found a couple of locations with wet insulation. Those were the only places that we had to tear off the existing roof for repair and reroof.”

BT identified the areas in need of repair through the standard roof scan BT conducts to ensure the existing roof is acceptable for reroofing.

The Setup

All five buildings at Pleasanton Corporate Commons house thriving businesses, so working around corporate activities, employees coming and going, and keeping all stakeholders up to date and happy was one of the most important aspects of this project.

The 6230 building housed a Class A laboratory and the company’s senior management, so BT’s crews needed to take intensive care to reduce noise, odor, and vibration while working on the roof. 

To minimize disruption, BT erected a six-story scaffold to allow crews and equipment to move up and down. A crane was used to deliver materials to the roof. 

“We take a lot of time to communicate with both the property managers and the tenant,” says Jesse. “We let them in on the planning and progress on the roof, and we want to make sure we’re not interfering with anything happening.”

The Roof

Because the building houses a Class A laboratory, dozens of mechanical systems are on the roof, including air filtration systems, air conditioning, and water systems. Sight and equipment screens hide all of the mechanical systems.

“This was about normal for us, since we’ve worked on so many of these mid-rise office buildings with labs,” Jesse reports. “It takes a little bit longer because we work more slowly to get the roofing right under the mechanical, but it’s nothing we haven’t done hundreds of times before.”

Where BT crews needed to be careful were the areas susceptible to odor and noise. “There were a few areas where we had to work before people arrived at the office or after hours to accommodate them,” says Superintendent Marty Behrbaum. 

There were times, he adds, where the building’s engineers had to shut down the ventilation units so the BT crew could get the work done before anyone arrived in the morning.

BT installed traditional walkways and Crossgrip PVC walk pads throughout the new roof, especially around the mechanical area. “Traditional walk pads have limitations, so the easy solution was to give them Crossgrip walk pads that are not adhered, but are heavy enough to lay loose on the roof to provide good traction. That was one different thing on this job.”

While installing traditional walkways, BT had to be careful not to weld over the new roof’s seams. “The manufacturer wants to avoid that just in case there’s ever a problem with the seam, then you’d have the added complication of removing that while trying to repair it,” Jesse says. 

As with many mid-rise office buildings built around the turn of the millennium, this one featured roof davits for window washing. Beyond installing a walk pad around the building’s perimeter for crew safety, the davits did not require any extra work for BT. 

Where they did spend some extra time, though, were the parapet walls. “We roofed the entire thing up to the existing metal flashing, and then we added additional counterflashing for our new roofing system,” Jesse explains. “So, that integrates the old flashing with the new roof system, and that way the parapet walls are fully encapsulated in roofing materials, similar to the flat roof.”

BT crews resealed the joints of the stone cornices on the top of the parapet walls to keep that area water-tight.

The Project

BT began working at 6230 Stoneridge Mall Road in August of 2025. Thanks to good communication, material availability, and careful planning, the project was completed in October.
