Contra Costa County residents come to the Fresenius Medical Care facility for kidney dialysis services, including in-person treatment and home machine purchase or maintenance. The roof on the 80,000-square-foot facility was in danger of failing during the 2010 rainy season, so Bigham Taylor was tapped to overlay a FiberTite KEE Single Ply Roof.

According to iStar Financial regional project manager Casie Permenter, P.E., the building’s owners opted to go with an overlay to reduce the risk of debris. “We are accustomed to doing total roof replacements, but we needed to take our tenant into consideration,” she says. “They operate around the clock and need to maintain pristine clean rooms for their manufacturing process, so an overlay was our best option.”

From her perspective, Bigham Taylor was the right pick for the project for a handful of reasons. “We’ve done a lot of work with Bigham Taylor and have used them for years,” Cassie says. “I wanted them on this project because of our history with them and their ability to deal with sensitive tenants.”

According to Bigham Taylor’s vice president of field operations, Steve Yocham, the Fresenius project was another example of how the company operates when tenant relations are crucial. “We’ve become adept at working above tenants who need to conduct their everyday operations without interruption,” he says. “We scheduled personnel on off-hours, had some come in on weekends to do interior plumbing, and found ways to keep their staff happy.”

In addition to installing the FiberTite system, the roof systems were upgraded to maximize longevity and functionality. “We added roof drains, overflows, and re-blocked all the plumbing on the roof,” Steve explains. “We also put coping metal on the perimeter walls to protect the underlying waterproofing membranes from solar degradation.

“The final touch was to put down about 2,500 linear feet of walkway pad to give them access to the equipment on the roof,” he continues. “Now they have a better draining roof that is Title 24 compliant and has a 20-year guarantee.”

“Once again, we are very happy with the work Bigham Taylor performed,” Casie says. “We use them for all of our maintenance and roof replacements. That’s interesting because we bid out all of our projects, and they are always the most economical and qualified.”
